Business Development:

  • Responsible for getting new development opportunities to organisation via feasible Joint Development/Joint Venture transactions
  • Business generation through direct corporate marketing channels and indirect associates / broker channels.
  • Interact with Land owners /Consultants constantly to bring new developments
  • Handling larger extent of Land acquisition
  • Follow up with timely update on acquired lands with Internal/External Legal Team
  • Co-ordinating with Business partners communicating updates on Business model, Planning, Liasioning and Product Mix.
  • Developing Business Plan for New projects and provide with Market update on Prices, Land value, Recent Transactions and Estimated marketable value

Market Research:

  • Identifying key potential demography for Development of Retail and Residential spaces across India.
  • Analysing existing developer’s inventory, sales velocity, prices, and proposed developments in the given vicinity.
  • Research proposed developments such as extension of roads, Metro, land acquisition by Government, any other factors benefit/hinder the development.
  • Coordinating with advocates.
  • Should have done and have knowledge of JV, JD , Management contract deals.

Financial Analysis:

  • Doing the financial modelling of the proposed projects to management.

  • Procurement / Capital goods procurement
  • Purchase planning well in advance for Materials required for all sites.
  • Negotiation of rates, payment terms, and delivery schedule.
  • Sampling & verification of new materials
  • Detailed study and cost estimation of materials to be procured
  • Knowledge on specifications for various Civil /Engineering materials & equipments
  • Evaluation of technical / commercial procurement
  • Coordinate activities engaged in buying, and receiving delivery of materials, equipments, machineries and supplies with vendors/suppliers and place order in bulk to suppliers to get good price.& coordinate with Site employees
  • Evaluating contractors / supplier profiles for tendering and quotation analysis.
  • Prepare comparative statement.
  • Develop new vendors & maintain good relationships.
  • Prepare and process purchase orders for supplies, material, equipment etc.
  • Process the documentation of orders (PO/ Bills/ indents) by liaising with suppliers or principals.
  • Authorize the bills for payment.
  • Co-ordinate with accounts dept. to make the payment in time to the suppliers.
  • Knowledge of Tax structure, ED/VAT/WC/CST set off for ED & VAT, Transit & CAR policy insurances etc.

  • Formulate the leasing strategy and develop the leasing plan for the Site based on market intelligence and finalize.
  • Finalize the occupancy targets to be achieved for revenue maximization and plan for optimum vacant space for premium leasing.
  • Formulate a comprehensive database of potential clients based on zoning plan, available market data, targeted product categories / brands.
  • To bring in new categories & brands and ensure that the right brand mix is maintained
  • Develop good working relationship with retailers / brands and understand / resolve their queries and drive closure of deals in a timely and effective manner.
  • Ensure that all the terms incorporated in the agreements are unambiguous and as per agreement are documented in a legally acceptable format.
  • Oversee the process of lease administration, renewal of contracts and financial management procedures, including structuring of deals and commercial negotiations.
  • Handle multi-city portfolio with an ability to deliver broad range of innovative and value-added services.
  • Monitor adherence of all clients to the payment schedule and resolve any issues related to non-payment and delays in payment.
  • Oversee the timely completion of formalities, obtaining of license / permissions and operations of retail stores for the brands.
  • Establish special kiosks in common areas during festive occasions and holidays to attract more customer and identify suitable new locations for permanent / temporary kiosks.
  • Positively support the implementation of the business’ and the division’s strategic plans and marketing strategies.
  • Analyse leasing initiatives, phasing plans and development strategy. Prepare monthly reports, including financial analysis, sales reports and any others as requested
  • Require frequent travel with an ability to work on own initiative and as part of a team.
